CCS/SB 513 - Currently, in the case of a lease for real property, a real estate broker shall record a lien within 90 days after the tenant takes possession of the leased property in order for the lien to attach. This act requires the broker to record within 90 days after the date of occupancy or the date of rent commencement as stipulated in the lease, whichever is later. Builders of single family dwellings or residences or multi-unit dwellings of four or fewer units are required to offer purchasers the option to install fire sprinklers.
